Ann’s motto “You add value to people when you value them” accurately portrays her method of doing business. She says, “Even in a ‘soft’ market, my business continues to grow and expand, and the answer is simple, put clients first and do what you say you are going to do.” As a multi-million dollar producer who consistently ranks among the top 5% of her peers, Ann is the number one mega-selling agent with the shortest days on the market while obtaining a 98% selling to listing price ratio.

As her business began to grow, Ann recognized a need to form the team of Ann Hoke & Associates (AHA) to keep pace with clients’ needs and ensure the consistent delivery of timely and professional service. Functioning under the banner of Keller Williams Realty, all of Ann’s team members share the same desire to lead the way with passion and excellence. David Hoke, her husband, is a licensed broker with over 20 years experience in the industry. He works primarily with the marketing and operations staff to support the team and clients. Ann’s sister, Louise Woods, serves as a licensed assistant and communicates regularly with clients and prospects. Several key individuals, including buyers agents and employees, play important roles in delivering on Ann’s promise of “Extraordinary Service. Exceptional Results.”

AHA may be best known for its free staging service for sellers called StagingMagicSM. This exclusive service was developed by Ann and Louise in response to a specialized need in the marketplace. As a result, AHA’s professional staging team employs StagingMagicSM techniques to enable the quickest possible sale for the best price. In simplest terms, her team creates a ‘market ready’ list of action steps that include necessary tasks such as de-cluttering and painting touch-up. In addition, she provides a comprehensive list of ‘market ready partners’ such as painters, handy men, and cleaners to complete those tasks. Lastly, the staging team merchandises the home with small furniture and other home accents to complete the look that will generate immediate buyer interest. The StagingMagicSM process, coupled with AHA’s 30-Day Marketing Pledge which includes a marketing plan and weekly progress reports, ultimately leads to the highest possible price with fewer days on the market. On more than one occasion over the last few months, Ann and her team have managed to stage and sell a home quickly after the previous listing agreement with another agent had expired with no sale.

Ann’s rise to the top of her profession coincided with the introduction of her “Ask AnnSM” slogan. Ann’s weekly advice column, written in a ‘Q&A’ format, is published in a local newspaper and on her website. Ann is also a Senior Real Estate Specialist (SRES®) with a special focus on assisting 55+ aged clients in making informed decisions about selling their homes, securing acceptable housing, managing their estates, and other issues relevant to those in the senior community.

With a degree in marketing and merchandising, Ann began her career as a retail buyer and later worked with an interior decorator that served several Williamson County builders. In 1986, she began to help her husband David with residential development projects throughout Middle Tennessee. Her invaluable experience and a genuine love for community and helping families find the perfect home led Ann to dive into real estate full time. Ann is a member of the Chamber of Commerce, Business Women’s Council, Arthritis Foundation Walk Board, the Keller Williams ALC Board, has served as a Rutherford County Chamber Diplomat, and is an active member and Sunday school teacher in her church.
